Booking Terms and Conditions

By making a booking you indicate acceptance of our terms and conditions.

We are a small business, when you book a stay with us, you pay a deposit to secure your room. We remove your room from the booking system for the nights you have booked and turn away any other enquiries we receive. Our cancellation policy is designed to be as flexible as we can be, whilst also being fair. When you cancel a booking or part of a booking we may have already turned down several other enquiries for the time you booked.

Please ensure that you take out holiday or travel insurance to cover you against financial loss for any unforeseen cancellations.


For booking in 2021  – If a cancellation is made more than 14 full days before the date of arrival, the deposit will be refunded minus £25 per room booked.  Cancellations made within 14 days of the arrival date will be refunded only if we are able to re-let the room, again minus £25.  For cancellations made within 14 days of the arrival date a charge equal to 75% of the stay will be made if we are unable to re-let the room/s for the entire period cancelled.

In the case of a no-show, then a charge equal to the full booking will be payable.

Changes to your booking

If we have accepted your booking on a minimum nights stay basis and/or your plans change and you wish to cancel part of your booking or depart early, you will be liable for the full amount.

Third party bookings

If booking on behalf of clients we request full payment at time of booking. If full payment has not been received we reserve the right to cancel your booking. Please contact us at time of booking.

No Smoking products

There is a strict no smoking and vaping policy at Scorrybreac. The house and grounds are all no smoking. If this requirement is breached the cost of a nights stay will be chargeable plus the cost to cover a deep clean and you will remain liable for the whole of the cost of your stay.


On your day of arrival you can check in between 4.00pm and 9.00pm. This allows us time to clean the house, purchase essential supplies and carryout any maintenance/appointments. We cannot accept new guests/arrivals before 4.00pm. We are not a hotel and we do not employ staff. The latest check in time is 9.00pm, due to the noise element of checking guests in and showing them to rooms, which may disturb other guests who may be resting/sleeping.   Unplanned late arrivals – please contact us on your way if your arrival time is likely to be a little later than 9pm.  Arrivals significantly after this time will be treated as a ‘no show’ and remain chargeable.

Guests staying more than one night

We do expect guests staying for more than one day to be out enjoying the area. This allows us to get on with the necessary work in an efficient manner to keep the guest house running, from refreshing rooms, preparing for new arrives, carrying out maintenance and noisy work.


Please be ready to leave by 10.00am on your day of departure. Should you wish to leave luggage after departure please let us know in advance.

Traveling by foot

The guest house is not served by public transport.   We would strongly advise that guests have their own transport.

Baggage Transfer Service

If you are using a baggage transfer company or wish to drop of bags before 4pm, please let us know at least the day before, so we can listener the doorbell and make sure someone is around to take the bags in.


Unfortunately out of consideration to other guests we cannot take pets.


We are unable to accommodate children under the age of 10 years old. If arriving with children under the age of 10, you will be turned away and your reservation will be cancelled.  We may also claim damages from you if we are unable to relet the room/rooms.

Maximum persons per room

Due to our Guest House insurance we have a strict policy of only two persons in all bedrooms.

Group bookings

Due to the layout of the guest house, our maximum group size is four people/two rooms.

Residents Only

We are only open to guests paying and staying with us. Due to our Guest House insurance, the property is not open to people not staying.

Bookings cancelled by Scorrybreac

Bookings cancelled by us – If in exceptional and unforeseen circumstances your booking is cancelled by us, we will refund your deposit in full and email you as soon as possible with alternative accommodation recommendations. We will not be held liable for any losses or extra expenses incurred by you in this event.


We are sure that you will take care whilst you stay with us, and we acknowledge that accidents sometimes happen.  We do however reserve the right to charge for any damage or breakages which we consider to be either deliberate or preventable with more care. We will charge for the cost of the room for any time period for which it is considered un-usable due to damage caused whilst we rectify this in addition to the cost of any item/s needing replaced.  In agreeing to our terms and conditions, you authorise us to charge this amount to the debit/credit card used to secure the booking at our discretion.

With this in mind we request:

If you have any wet clothing or footwear please don’t hang it over furniture or televisions.  We have a drying room that has been designed with drying in mind and will dry your items properly.

Food spills can cause permanent damage to furniture, bedding and carpets and we therefore suggest food is eaten in the guest lounge or outside in our garden.

Car Park

There is free parking on our grounds for one car/van per room.  We ask all drivers to enter the grounds slowly.  Please note that cars are parked at your own risk.  We do no accept responsibility for any loss or theft from a vehicle.

Special requirements

If you have any special requirements you must inform us at the time of booking. For example if you suffer from any food allergies or conditions like negotiating stairs/steps or any disability which will impact your stay. We will endeavour to do our best to accommodate your requirements. We always encourage guests to book early as this means we can have maximum flexibility in accommodating you. If we feel unable to properly accommodate the particular needs of persons concerned, we reserve the right to decline the reservation.
